We have already filed a legal complaint against you. The reason: In your review, you suggest that Crocodilian is fraudulently taking deposits.
You are welcome to leave your subjective opinion, but you must not state false facts whose only goal is to harm our company.
Regarding your claims:
1.) You claim that we would take your security deposit. On 28.8.2024 we have already transferred 2000€ to you. Do you want to deny this?
You taped up the windows in the bedroom of your apartment, even though there were external blinds, and did not remove them when you moved out. In the living room, you had glued something to the window frames. The glue could not be removed without damaging the frames. According to the tenancy agreement, this was not permitted.
We documented all the damage and sent it to you. We also informed you that the deposit would be settled as soon as all the damage you had caused had been repaired and that we had 6 months to do so under German tenancy law. We are not behind with the deposit.
We sent you the e-mail with the date of the tradesman who will be working in the apartment on January 24.
According to the tenancy agreement, tenants must report any damage immediately and not wait until we find it after moving out. If the damage is known, it can be repaired during the tenant's rental period and the deposit refunded promptly. If the tenant fails to do so, it will take longer for the deposit to be refunded.
We also have to take into account the availability of the tradesmen and the current tenants in the apartment.
We have exchanged countless e-mails, explained everything to you, referred to the contract etc. but you continued accusing us of fraud. Therefore, we informed you that we will no longer answer your e-mails and will only contact you after all the work has been completed.
2) You write that you have been waiting for the deposit to be repaid since July 2024.This is astonishing because you only moved out of the apartment at the end of July 2024?
It was agreed in the rental contract that the deposit would be refunded 30 days after moving out if there is no damage.
It is not clear why you waited for the deposit to be refunded before moving out.
3) 98% of all tenants get their deposit back after one month.
If damage occurs, it is usually minor - we don't charge for every glass and we also know that tenants are very rarely responsible for broken washing machines. We always try to resolve everything fairly and amicably with tenants. However, it is problematic if a tenant thinks they don't need to treat the apartment with care and can do whatever they want, such as disposing of waste in the kitchen sink so that the drain is blocked and pretending that others are responsible for the damage caused and demanding that the damage be repaired immediately on the public holiday (May 1).
If tenants have a relaxed relationship with the truth, it is difficult to build a good tenancy.
4) If false accusations are made publicly, we have to take a stand on this, as deposits are a sensitive issue for tenants.
We do not profit from the retained deposits because the deposits are invested in a deposit account, separate from the business account. The tenant also receives interest.
5.) We arrange everything in the rental contract to guarantee transparency for the tenant.
If a tenant neither reads the rental agreement nor the information regarding moving out, cleaning the flat etc, there is nothing we can do.

Negative Erfahrung: Conclusion: Under no circumstances should this company be trusted with your time, energy, and money. Background: There are several things about my experience with Crocodilian that made it the worst customer experience I have had. From beginning to end, there were numerous problems that should stop you from considering this company. In terms of professionalism, I was not pleased with the level of service that Crocodilian offers. With Crocodilian, late email replies are very common. In my case, I requested a contract extension more than 6 weeks before my contract ended. Crocodilian did not respond to my request until just two weeks before my contract ended. Eventually my contract extension request was rejected, leaving me with just two weeks to find a new flat in the middle of winter. Furthermore, the handover document I was given when entering my flat included a list of previous damages. However, the list I received was very incomplete. Some damage was also mentioned to me verbally, but not written in the document. These sloppy practices put you, the tenant, at risk of unfair accusations later on. In terms of basic lawfulness, Crocodilian also violated some legal rules and regulations during my dealings with them. Firstly, landlords in Berlin were legally required to install smoke detectors in their flats sometime within a certain calendar year. Crocodilian was still installing these units early into the following year, a violation of the safety ordinance. Second, after I moved out of my flat, Crocodilian invited me back into the flat for a discussion. Eventually two Crocodilian employees came to the meeting, but at that time it was against pandemic restrictions to meet with two people from outside of your household. Furthermore, one of the Crocodilian employees did not wear a mask while inside the closed space, even though they spoke in a very loud voice and vaccines were not available at the time. Lastly, I feel that Crocodilian cannot be trusted with your security deposit. In Germany, your security deposit (‘Kaution’) must be returned within 6 months of your leaving the flat unless there are damages or utility bills to account for. If there is damage or other issues, the landlord can also provide you with a list of charges and return the remainder of your money within 6 months. Even 12 months after moving out, Crocodilian had not returned my money nor provided me with a list of charges explaining why my money could not be returned to me. After leaving the flat I was told, “Say Goodbye to your money!” and “Don’t contact us! We’ll contact you!” Crocodilian never contacted me. I wrote them a letter asking to receive my money back, which they received but then completely ignored. Crocodilian requests the maximum amount of security deposit allowed by law. This means that their illegal refusal to return tenants’ money is very expensive. Furthermore, Crocodilian even tried to deduct “high” utility costs from my security deposit even though the contract states that all utility costs are included in the flat-rate rent. In the end, I needed a lawyer’s services to defend myself from all of Crocodilian’s shady business practices. The judge was sympathetic to my situation and I eventually received all my money back (plus interest). During the trial, Crocodilian employees even accused me of having a mental illness. Specifically, they suggested that I had a washing and cleaning compulsion that explained why my water usage was too high according to their standards. Ironically, Crocodilian told me that they decided not to renew my housing contract because my flat was too dirty. In the end, I have had much better experiences with other Berlin housing companies. I strongly encourage you to look elsewhere when considering medium-term housing in Berlin. Simply put, Crocodilian is not a well-run or ethical company.

while you were staying in a Crocodilian flat, you used 5 times (!!!!) the average amount of energy- heating, warm water and electricity (according to the energy certificate of the house and the tables for average consumption for one person in Germany.
We have never experienced anything like this in 20 years.
98% of all tenants care about their carbon footprint and don’t waste energy. They also know that the energy prices in Germany are the highest in the world.
Consumption of energy etc is included in the rent, of course, and we trust tenants that they don’t take advantage of it, like taking hot showers for 30 min/day or putting the heating on 5 while leaving the windows open.
Since tenants normally understand this problem and act accordingly, we don’t have to raise the rents and ask for an extra 200€/month or more (for larger flats), just because some tenants, like you, waste energy deliberately.
Raising the rents would mean that we punish those who heat normally. We want to avoid this.
But we have learned from this experience, and we can now agree on a certain amount of energy which is included, according to the energy certificate, so that both parties, tenants and landlords, are on the safe side. It is no problem, if they use a bit more etc., but we want to avoid that we will ever have another tenant who does not care and uses 5 times the average amount.
There were several reasons, why we did not want to extend the contract with you. We don’t want to go into details.
Negative Erfahrung: Vermieter aufgepasst - Crocodilian ist keine seriöse Option! Ich habe meine Wohnung über 3 Jahre durch Crocodilian vermieten lassen und habe mein Vertragsverhältnis im Juni beendet. Um es vorweg zu nehmen: die Wohnung war immer ausgelastet. Allerdings wurden vertraglich durch Crocodilian festgelegte Regeln permanent missachtet/gebrochen: Mietpreise wurden OHNE Absprache verändert, Mietverträge wurden mir nicht zugesandt und mussten stets von mir angefordert werden, Inventar wurde ohne Absprache eingekauft (obwohl vorhanden), und mir jetzt nach Beendigung des Vertrags in einer Gesamtrechnung nach 3 Jahren in Rechnung gestellt und von der letzten einbehaltenen (Pfand-)Miete abgezogen. Darüber hinaus war die Kommunikation von Crocodilian mehr als mangelhaft: Die Beantwortung von Mails musste ich IMMER mehrfach anmahnen - man wartet im Schnitt 1-2 Monate auf eine Antwort, über die ausgewiesenen Telefonnummern erreicht man niemanden, Informationen zum Status der Wohnung wurden nie(!) proaktiv mitgeteilt, der Ton und Umgang mit mir war ohne Respekt, und teilweise sogar unter der Gürtellinie, weshalb ich mich, trotz der guten Auslastung, entschieden habe, das Vertragsverhältnis zu beenden. Es gab keine anständige Schlussrechnung, in der entstandene Schäden in der Wohnung aufgelistet und gegen die Kaution der Mieter gegen gerechnet wurden. Stattdessen wurde mir ein willkürlicher Geldbetrag für einen Schaden überwiesen. Das ganze Geschäftsgebaren von Frau K., der Inhaberin, angefangen von der Kommunikation, über den Umgang mit den Mietern (die sich teilweise an mich direkt gewendet haben) und mir, bis hin zu einer korrekten und regelkonformen Abrechnung über Miete, Ausgaben und Kaution ist - aus meiner Erfahrung - unseriös. Ich kann von diesem Unternehmen als Mieter und Vermieter, basierend auf meiner Erfahrung, nur abraten und werde mir überlegen, ob ich rechtliche Schritte gegen Frau K./Crocodilian einleiten werden. Und menschlich gesehen, möchte ich mit Menschen, die Werte haben, wie Frau K. sie scheinbar hat, nichts zu tun haben. ---- Nachtrag zu der Antwort von Frau K. ---- Auf die Missachtung ihrer eigenen Regeln angesprochen, reagiert Frau K. mit unsachgemässen Argumenten, die mit dem eigentlichen Sachverhalt nichts zu tun haben. Die Höhe der Auslastung hat nichts mit der steten Verletzung der eigens aufgestellten Vertragsklauseln zu tun. Das sind zwei unterschiedliche Sachverhalte - und sollten nicht vermischt werden. Zudem scheint Frau K. stets zu verwechseln, wer Dienstleister und wer Eigentümer bzw. Vermieter bzw. Kunde ist.

Das heißt, es gab nur wenige Tage Leerstand zwischen den Vermietungen zur Reinigung, Kontrolle etc.
Aber damit sind Sie nicht zufrieden, Sie kritisieren den Neukauf bei Abnutzung und für den Schutz Ihres Inventars ohne Absprache mit Ihnen.
Unsere Vermieter deren Whg. wir komplett betreuen, wissen, dass wir sämtliche Aspekte der Vermietung im Blick haben und selbständig entscheiden können. Bei Problemen, bei Neukauf von Waschmaschinen etc. melden wir uns immer.
In Ihrer Wohnung gab es keine Probleme.
Wenn jemand nicht nur Ort ist und eine erfahrene Agentur mit der Gesamtabwicklung beauftragt, muss diese auch Entscheidungen treffen können, ob Kleinbeträge für den Kauf neuer Kopfkissen (25€) und Kissenschoner (10€) ausgegeben werden. Wir garantieren Mietern saubere, sehr gut ausgestattete Wohnungen – nicht umsonst kommt es zu Auslastungen von 97,2%.
Um weitere Kratzer am Tisch zu vermeiden, haben wir eine Schreibtischunterlage gekauft (9,90€). Die Mieter mussten am Esstisch arbeiten, da es kein Schreibtisch gab.
Auch das kritisieren Sie und wollen es nicht bezahlen. In der Schlussrechnung haben Sie sämtliche Posten gestrichen.
Hierbei geht es um Reparaturen und Anschaffungen/Austausch von 158€/Jahr
Zudem beschweren Sie sich, dass der Mietpreis nicht mit Ihnen abgesprochen war.
Der Mietpreis wurde kontinuierlich, nach jeder Vermietung erhöht (in 3,2 Jahren um 18,5%).
Sinn und Zweck des Full-Service ist, dass wir schnell reagieren, guten Mietern sofort Zusage erteilen können und immer schon die nächste Vermietung planen können. Müssten wir jede Kleinigkeit absprechen, wären die Transaktionskosten für Vermieter höher und wir könnten erst nach Freigabe, Einkauf etc. auf Mietersuche gehen. Wir könnten nicht planen. 3 Tage Mietausfall wären für Sie teurer als die 158€, die jährlich in Ihre Wohnung reinvestiert wurden.
Ihre Einstellung verwundert, denn bisher hatten wir es immer mit Vermietern mit ausgeprägter ökonomischer Vernunft zu tun.
Des Weiteren behaupten Sie, dass nicht regelkonform abgerechnet wurde und berufen sich auf Ihre „Erfahrung.“
Ihrer Argumentation nach zu urteilen, liegt die Vermutung nahe, dass keine Erfahrung in der Vermietung vorhanden ist. Sonst wäre bekannt, dass nicht der Vermieter, sondern der Mieter die Kautionsabrechnung erhält (BGB) Die Erstellung der Kautionsabrechnung für den Mieter ist Teil unserer Leistung.
In Unkenntnis kaufmännischer Grundlagen fordern Sie zudem eine „Schlussrechnung, in der die entstanden Schäden aufgelistet sind“
Eine Rechnung erstellt ein Unternehmen, wenn es eine Leistung erbracht hat. Für den Einbehalt von Teilen der Kaution kann Crocodilian selbstverständlich keine Rechnung erstellen. Da Geld wird vom treuhänderisch verwalteten Kautionskonto des Mieters an den Vermieter überwiesen (Einbehalt).
Nicht nachvollziehbar ist dieser Vorwurf zudem, weil Sie es waren, die einen Pauschalbetrag von 400€ für kleine Schäden an Wand und Kratzer am Tisch (jetzt mit Schreibtischmatte) forderte. (Mail 13.9.2021) Dieser Betrag wurde Ihnen überwiesen (nicht verrechnet)
Eine Pfandmiete mussten wir tatsächlich erstmal einbehalten, da Sie den SEPA-Lastschrifteinzug vertragswidrig widerrufen haben.
Zusammenfassend heißt dies: Fast 100% Auslastung, kontinuierliche Mietsteigerung von 18,5% in 3 Jahren, keine Vorkommnisse und geringe Schäden.
Im Moment (Okt 23) haben wir keine Kapazitäten für neue Wohnungen.
Wenn wir wieder welche aufnehmen (Full-Service), empfehlen wir Vermietern, die Ihre Meinung nachvollziehbar finden, sich am Markt nach einem für sie geeigneten Anbieter umzusehen.
Es entspricht, im Interesse unserer Mieter, nicht unseren Werten, mit Vermietern zusammen zu arbeiten, die nur verdienen, aber nicht in Ihre Wohnung investieren möchten. Und seien es nur 158€/Jahr.
Fantastische Erfahrung: I have rented a flat in Prenzlauerberg for 6 months. The place was very clean, modern equipped. I got my deposit back 2 days after I left the apartment. I strongly recommend the agency and their houses! The are also reachable thru email/whatsapp any hour throughout the day - definitely great! Friends of mine had a lot problems with other agencies for furnished flats - but crocodilian definitely stands out among them

Negative Erfahrung: I rented a furnished flat via Crocodilian for 1 year. I have left almost two months ago and they have now become radio silent when I need them to pay my deposit back. I have sent them multiple emails, tried to call mutliple times and haven't received a response. Also tried going to the office with no success. The deposit is held at crocodilian and I have a problem with the bank account but the only way to solve that is communicating with them, they never answer. I am trying for more than one month.

we always transfer the deposit in time if the flat is left in a good and clean condition and if there are no outstanding payments.
In your case, you did not always pay the full rent (May 2023) and we had to coordinate the amount of money to be deducted from your deposit, with the bookkeeping. Therefore it took a bit longer.
Legally, we have 6 months to refund the deposit and we transferred your deposit after 2 months and 9 days. Therefore we were still within the deadline.

Wir hatten angeboten, Sie zu beraten und uns die Endreinigung, den Detailcheck und um die Schadensaufnahme zu kümmern. Dieser Service war in Ihrem Paket enthalten.
Leider haben Sie dies ablehnt.
Wir haben über 18 Jahre Erfahrung und kennen das Mietrecht. Bei der Kautionsabrechnung müssen verschiedene Dinge beachtet werden.
Schäden, falls es sich nicht um solche handelt, die schnell und preisgünstig beseitigt werden können, müssen von einer Fachfirma begutachtet werden und es muss ein Angebot vorliegen.
Dabei ist es unerheblich, ob sie die Arbeiten sofort ausführen lassen oder nicht. Für einzelne Kratzer oder einem kleine Flecken im Parkett darf man Mietern nicht das Schleifen des gesamten Bodens in Rechnung stellen. Genauso wenig rechtfertigt ein kleiner Fleck an der Wand das Streichen des ganzen Zimmers.
Ebenso wenig darf der Vermieter die Kaution dazu benutzen, seine Wohnung auf Kosten des Mieters zu renovieren.
Bei der Zeitvermietung muss der Vermieter einkalkulieren, dass sich einige Dinge mit der Zeit abnutzen und kaputt gehen. Hier muss immer entschieden werden, ob der Mieter dafür verantwortlich ist durch Falschgebrauch oder Unachtsamkeit.
Wenn Gebrauchsgegenstände kaputt gehen und der Mieter ist schuld, dann kann der Vermieter nicht den Neukauf in Rechnung stellen, sondern muss das Alter und die Lebensdauer des Gegenstands berücksichtigen und am besten nach der Afa-Tabelle abrechnen.
Wir hätten gerne alles mit Ihnen und dem Mieter besprochen. Leider haben Sie dies abgelehnt und haben stattdessen eine Anwältin mit der Vertretung Ihrer Interessen beauftragt.
Dies hat leider zu einer Eskalation beigetragen, was eine einvernehmliche Lösung, um welche wir uns immer bemühen, verhindert hat. Ihr Rechtsbeistand hat nicht in Ihrem Interesse gehandelt und hat auch leider ein Gespräch auf Sachebene verweigert.

Negative Erfahrung: The most unprofessional housing agency in Berlin. I had been in touch with their team from last week. I was shown a property online and I was following up to get the Bank details pro-actively, so that we could finalize the apartment as it is going to be my first time in Berlin. In one of the conversation, I had enquired about the curtain situation of the apartment, and if windows in the apartment have curtains/blinds or Curtain hanging rods? To which, I got the response as blatant as Sorry, please find another place to live. After wasting a week of mine with delayed replies such as "No internet in office, so will reply in night" , they had the audacity to drop off even when I had already finalized and dropped all the other options I had. There seems to be a racial bias against Indians. Gladly, waiting for Crocodilian team to revert on this if there is internet in office tonight. P.s. I would gladly attach screenshots of the email thread since Crocodialian seems hell-bent on proving the negative reviews never booked/enquired on their website. ---Answer to Crocodilian's response : 1. Once we recieved the address of the apartment, we did a basic google search which any vigilant consumer would do and found out that the said building also houses numerous numbers of offices, and we seeked clarification on how to enter the residential aspect of the building. You also mention the 3-D tour but let me clarify it does not give the tour of the entrance to the building. 2. Based on my request, I was requesting a 6-month lease on the apartment. Why would I spend hard earned money to make any improvements in the apartment, where I am going to spend only 6-months and is not even my property. I was seeking clarifications if the apartment has curtain blinds/rods so that I could carry curtains along with me, because honestly from the pixelated pictures and 360 view, nothing could be determined if the windows had anything to cover them. Moreover I do not understand this logic that we are supposed to ask questions only before the contract is created. This was not a charity that you were doing, were paying the full amount of rent & deposit as agreed by both parties on payment terms irrespective of what you claim here, I would gladly attach all the email comms here for anyone seeking clarification. 3. Regarding biasness, it was a very clear & subtle hint of racism where we were not even provided any clarification on why we got rejected, after putting in multiple mails. If it was just about curtain blinds, the same misunderstanding could have been avoided had your customer representative reverted back with answers to our questions rather than bluntly asking us to bug off.

We were in contact with your wife and the situation was a bit different.
But before we clarify the situation, we are surprised that you claim that we are racist or against Indians. 99% of our customers are foreigners, many Indians. We do not care where you come from, what your skin color is – it is only the individual that counts and therefore we actually communicate with prospective tenants.
Your wife wanted to rent the flat in Kastanienallee, we always ask, before the rental agreement is prepared, if tenants have questions. This is the time to ask and to find out if the apartment really suits the needs of the tenant if the location etc. is okay and so on. We already have a lot of information on the exposes but we also ask tenants what is important for them.
First, we spend days discussing when you pay the rent or the deposit. We understand, of course, that tenants coming from India or other places, sometimes have problems paying two monthly rents deposit and the first rent in advance, but you wanted to pay the rent after receiving the keys and paying the deposit in installments. This is not a fair solution for the owners, of course.
Finally, we found a solution which suited your needs.
After you received the contract, the discussion regarding curtains started and your wife asked questions on where the apartment is located in the house because she found the information online, that there were also offices in the building).
First of all, we have a virtual tour online and your were asked to check this tour. It shows you every detail in the flat - and you see that there are no curtains. You also hinted that you wanted to fix blinds on the window but, if you had read the contract carefully, you would have known that this is not allowed.
In these cases, we rather cancel the contract because we want to avoid problems later. Would you have preferred to get the apartment now and have money deducted from your deposit because you fixed blinds yourself etc.
We have been in this business for nearly 20 years. Please understand that we cannot conclude a contract with every tenant. We must choose tenants who understand the business, who are least likely to cause problems because problems do not pay in the end – neither for tenants not the owner.
Therefore, we have recommended to come to Berlin and to view apartments. There are plenty on the market, and we are sure that you will find a place that suits your needs.

If you have not received an answer or if we have answered too late, we are very sorry, but we often receive 50 and more applications for one apartment and it is impossible to answer everything immediately. The only option would be to raise the rents and to make sure that fewer tenants apply, but we don't want to do this.
Of course, we check applications and we start answering those where the rental period fits (tenant want to rent from the day the apartment becomes available and not much later), number of tenants and all other important criteria.
We still try to answer all applications but sometimes this is not possible.

Fantastische Erfahrung: I'm renting an apartment in Mitte via Crocodilian, and it's absolutely amazing. The apartment is clean, the furniture is new and stylish, and the kitchen has some best appliances I've seen. Gosh, there is even a Dyson vacuum. The place feels fantastic and premium. Communication with the Crocodilian team is excellent from day one. They help to solve all the issues via emails and ticket system. Crocodilian also gives the Anmeldung papers and handles mail box name tag changes without hassle. That some things that I and my friends had problems with in some other furnished flats in Berlin. Definitely recommend.
Negative Erfahrung: We rented a furnished flat via Crocodilian for almost 2 years. Although the process was pretty simple in the beginning, the apartment was in terrible condition and Crocodilian helped us deal with the landlord. However, we have now left at the end of April 2023 and they have now become radio silent when we need them to pay our deposit back. I have sent them multiple emails, tried to call mutliple times and haven't received a response. The deposit is held at crocodilian and we don't know why it hasn't been paid back a month after giving the keys back. I could understand a delay if they had the decency of replying to emails and explaining it to us. Instead, we're left with nothing. Wouldn't recommend getting a flat here.

If you don't have your rental agreement any more, we can send it to you.
Please read §3: deposit
It says: The deposit is refunded until 30 days after moving out as long as there are no damages or unpaid bills.
You moved out at the end of April and you wrote your review on April 22. We are not in delay.
1.) Your landlord has not yet given his okay to transfer the deposit to you.
2.) The deposit cannot be transferred immediately, 2 days after moving out. Landlords have to wait for the bills for cleaning etc. For this reason, the deposit is returned with 30 days, like it says in the rental agreement.
3.) Your depost is on a secure trust account, according to the German law, and Crocodilian bookkeeping must do the statement regarding the rent deposit refund with deductions and close the account. Even if we get an okay from the landlord, it will take some more days to do it.
We hope that you understand now that everything is fine and that there is no breach of contract.
Please check your rental agreement.
Negative Erfahrung: Is less willing to rent to Indian and Pakistani tenants because 'they cook very smelly foods'. After being bounced around and never offered our preferred apartment... we settled for a place which was simply too small for a professional couple. It was also way overpriced compared to similar apartments in and around Berlin. We originally rented for two months but were forced to extend our stay further while awaiting a decision on our visas. The agent sent us a single page contract to extend the lease and for that service demanded an obscene fee in addition to the following months rent in advance. We had the displeasure of dealing with a Ms Kandler who was frankly, rude, unhelpful and often replied our questions with completely irrelevant and lacking answers. Incompetence is a word that comes to mind. There are better alternatives out there, I would suggest doing some research before progressing with them. They exploited the fact we were pressed for time to find a place which was furnished while we were in Berlin, they will likely do the same to you.

Sorry, but you are either a fake review or you have become a victim of scam. You have not from Crocodilian.de
1.) We don't rent out apartments for two months only. We have lots of applications and we can only consider tenants who are prepared to rent longer. Mostly, 6 months is the minimum rental period, 3 months sometimes. Even if it says 3 months on the expose, the owners most often rent out to a tenant who wants to stay longer. We never rent out for 2 months only.
2.) We don't bounce anybody around (how? )
3.) We don't offer apartments. Tenants apply for apartment. This is not the way we work.
4.) Why did you rent an apartment from whatever agency when you have cheaper options?
5.) We don't force anybody to extend. How could we? How could anybody?
6.) Crocodilian does not have a one-page contract. We plan everything in advance, to make sure that every detail is arranged. Our contract has 8 pages, the contract can only be concluded online.
7.) Crocodilian does not ask for a fee from the tenants. No agency does since this is illegal.
8.) Crocodilian does not force anybody to rent an apartment. On the contrary. We always have more than one application for one apartment. The tenants should be happy with the apartment. Tenants must answer questionnaires to make sure that the apartment suits their needs etc.
9.) We also rent out to Indian and Pakistani tenants. For us, the nationality is not the most important issue. In the interest of our landlords, we must make sure that we find good tenants, who look after the flat, clean it regularly, don't waste energy. This is understandable. Even if we refuse somebody, this does not mean anything. Most often, the rental period does not fit, or we have another tenant who wants to rent for a longer period of time or if the tenant does not have a work contract in Berlin. We also explain why an application was refused (not in details, but we try our best with the number of applications we get)
Sorry, your story is not consistent. There is no way you have rented with us. Crocodilian is offering you 5000€ if you send your rental contract to [email protected] and if this story is true. We will gladly pay.
If you should have answered and add and somebody pretended to be Crocodilian (when you answer adds on Immobilienscout, Ebay Kleinanzeigen etc), maybe you have become a victim of a scam. Anybody can copy our flats and offer them (with our logo) at extraordinary high prices anywhere.
If you feel that this might have been the case, please also write to us. Here is would be interesting to know how you paid the rent. Please also write. If it was a scam, we are curious to know. In this case please also send us the correspondence.

Could it be that you searched for a permanent apartment since you reviewed an internet provider ? all our apartments are equipped with WIFI and the tenant has not have to apply for anything.
if you contacted us regarding an apartment with an unlimited lease, we had to dissapoint you - we only offer furnished apartments for temporary rentals and for one year maximum.

Fantastische Erfahrung: I definitely recommend Crocodilian due to their great flexibility and support. When you are moving into a new city, it's always challenging, things do not go in plan, things go off the schedules and get delayed. This happened to me, I was in a situation where I could come to Belin only in Sunday midnight. I reached the Crocodilian team in short notice and they went beyond normal customer support and offered me to handover the key at anytime including Sunday midnight. I have never seen such a customer focused service. Thank you team! you are awesome!! And when we reached the apartment tired & exhausted, they had everything prepared in the apartment including having my name in the mailbox and the door bell, etc. The apartment was clean and fabulous. It was very fast and efficient process, the flat was exactly as we had seen it in the website, the location was great and the service from Crocodilian throughout the tenancy waa great. Crocodilian even sent us some letters we had received many months after we had left. Returning the flat and refunding the deposit was very fast as well. They have selective apartments on their website which also ensures that they are high quality. I really loved the selection of apartments they have on their website. The apartments were exactly as advertised, great locations, and the experience was always friendly and professional. One time, I left for the weekend, and thought I might have left the door unlocked. They graciously dropped by to make sure everything was locked up. Also, a year later, I needed a document from them in order to get another flat, and they emailed it to me the same day. Great service, loved it!

Fantastische Erfahrung: Coming from abroad a furnished flat was essential, and Paul from Crocodilian informed me of everything. He set up my contract, explained everything in detail and organized everything within a few days. Excellent experience, and highly recommended.

Positive Erfahrung: AUFPASSEN! Das Penthouse-Maisonette in der Sybelstr 22 (Beschreibung: "4-Zi-Penthouse Maisonette + 3 Schlafzimmer + DSL + Dachgarten + Lift + Parkplatz") hat eine SEHR SCHWIERIGE Vermieterin (Claudia Mueller). Sie hat ueber EUR 2100 von unserer Kaution fuer "Reinigung und Reparaturen" behalten. BEVOR Sie diese Wohnung mieten, bitte erstmal über die Vermieterin, Claudia Mueller, und Ihre Firma, homefacility, an yelp lesen... Sie hat uns meiner Meinung nach betrügerisch behandelt und auch in Bezug auf eine 1-tägige Verlängerung einfach angelogen. Wir haben einen Anwalt anstellen müssen, um unsere Restkaution nach 6 Wochen bekommen zu können. Fuer eine "Wohnen auf Zeit" Vertrag ist sowas einfach nicht zu begründen. Die Wohnung ist zwar schön mit Ihrer grossen Terrasse etc, aber niemand verdient so eine Vermieterin. Sie werden 100% bedauern am Ende des Leasings-Vertrags, wenn es um Ihre Kaution geht.
